IOI Security Guards at Puteri 11

The security guards at Puteri 11 are employed by IOI. Currently, the guards do not have a mobile phone number for the owners to call in case of emergency.

If there is any security issue on Puteri 11, the owners may directly call the security's supervisor, Mr Chandran at 016 302 5749.

The temporary guardhouse at the Jalan Puteri 11 is quite run-down and does not instill much confidence. Hopefully the upcoming new guardhouse will be more stringent in checking for strangers and unwanted visitors.

This is the guardhouse at the link-road between Puteri 11 and Puteri 12. Currently Puteri 12 RA do employ extra security guards in addition of the security guards provided by IOI. The security at Puteri 12 is much more strict. Puteri 11 RA will strive to improve the security at Puteri 11.

Attempted house break-in happened at Puteri 11

This morning I was informed that few days ago there was an attempted house break-in at a house at Nadia 1. As to my knowledge, this is the first time this occurred at Puteri 11. Luckily the break-in failed and no items were stolen.

It happened at around 10am morning few days ago. The house was empty at the time. A luxury MPV drove by and stopped in front of the house. The house's neighbor saw the stopped van and monitored it.

A moment later, a lady came out from the vehicle and she made some phone calls. Then, 2 men came out and jumped over the gate and started picking the main-door locks.

The neighbor then immediately called the police. The police arrived within 10 minutes but the thieves had left since.

The house owner later confirmed that his main-door locks was damaged and he now uses an additional lock to lock the main-door.

We are lucky that this break-in had failed, but we should not depend on luck for our security. We have to be pro-active and alert to all suspicious persons and vehicles in our neighborhood. Get to know your neighbors to be on the look-out for each other's houses.

In future, we may have to setup more stringent security access to Puteri 11.

Using Puteri 12 access road to reach home

There are some Puteri 11 owners who prefer to use Jalan Puteri 12 to reach home instead of using Jalan Puteri 11. At the moment, Puteri 12 RA do allow such users as a show of courtesy.

This has increased unnecessary traffic to the inner roads in Puteri 12. And some users have even misused the courtesy shown by speeding and driving dangerously while inside Puteri 12. Also, security is of high-concern to Puteri 12 residents. Cars without Puteri 12 stickers are required to register at the guard house.

Puteri 12 RA had to install speed-bumps along Jalan Puteri 12/10 to prevent speeding.

Dear all Puteri 11 owners, please do not speed or drive dangerously while using Puteri 12 roads. (Likewise while using Puteri 11 roads too).

We do not wish for accident to happen before it is too late.

McDonald's do not deliver to Puteri 11

Yesterday I wanted to order McDonald's for lunch. So, I called up McDonald's for delivery. After providing my address, I was told that Puteri 11 is not covered by McDonald's. Too bad then. I changed to Pizza Hut who has no problem with delivering to Puteri 11.

Hope McDonald's will extend its delivery coverage to include Puteri 11 soon.

Joint Committee meeting for Puteri 11 and Puteri 12 RA

Today the committee members for Puteri 11 and Puteri 12 had our first joint committee meeting at Puteri 12 Vista Basketball Court. The members introduced to each other and discussed many issues related to residents of Puteri 11 and Puteri 12.

We have all agreed that Puteri 11 and Puteri 12 should work together as we share many common issues.

We will try to update the many issues discussed in this blog in the coming days.

Puteri 12 RA is much more advanced and experienced than Puteri 11 RA in many areas. There is much that Puteri 11 RA can learn from Putreri 12 RA. Except on the area of blogging. Puteri 12 RA do not have any blog website while Puteri 11 RA is already actively blogging. Kekeke...

Standing united, we will make community living in Puteri 11 and Puteri 12 a wonderful place for everyone.

IOI Properties customer service experience

Two days ago, I submitted an enquiry to IOI through the MyIOI webpage. I requested for pdf versions of Puteri 11 project brochures and IOI Privilege catalog. I received a follow-up call from the customer service (Miss Yvonne) the following morning and the lady was very helpful. Alas, IOI was unable to provide the pdf files due to copyright issues.

IOI also confirmed the on-going construction of the security guard house at Puteri 11. Thank you IOI.

We thank IOI and Yvonne for the prompt response and hope IOI can continue to engage the owners of Bandar Puteri to improve Bandar Puteri environment and town-planning.

We also hope IOI can provide more updates on its plans for Puteri 11 on the issues currently faced by owners. Working together, IOI and owners can create a win-win situation for everybody involved.

Keep up the good work.

Simulation of proposed high-rise condominium

Simulation. How IOI gonna build (if) similar Bayu Puteri condominiums with such scarcity of land available!

Have you all ever wondered how IOI is able to build 3 18th storeys condominiums? Please refer to attached for shocking simulation.

Guess it will be a very nasty piling and excavation of lands if they are gonna build them.

New Guard House under construction

This morning saw 2 workers doing construction at the road-shoulder just before the existing guard house. Talked to them and found out that the construction is for new guard house.

The IOI patrol car patrols Puteri 11 everyday.

This is the existing temporary guard house near Olivia/Primrose. Hopefully the new guardhouse will be more comfortable for the guards to perform their duties.

Dangerous Street Stalls at Jalan Persiaran Puteri

The intersection at Jalan Persiaran Puteri and Puteri 9 is now lined with street stalls selling kites, soya drinks, roast duck, raw clams and mattresses. This caused cars to park hazardously and dangerous blind-spots to cars driving along the road.

Food sold may be unhygienic and rubbish could dirty the sidewalks.

We should discourage such vendors by not patronizing their stalls.

This morning saw this borehole drilling machine at the Puteri 11 road access near Bayu Puteri Apartment. Please advise what is this and is IOI already proceeded with the high-rise development?

Update: The machine is missing by today afternoon.

Update: The boredrilling machine is now at Puteri 12.

The next Action Committee meeting is on Sunday 5 July 2009 at 9:00 am at Puteri 11 playground

Dear All,
There were more than 20 residents from Puteri 11, Puteri 10 and Bayu Apartment who attended the 'bantahan' meeting chaired by the Deputy President of MPSJ.

Also present were our friends, Mr Tan Jo Hann (MPSJ Councillor for Bandar Puteri) and Mr Jason Lim (Political Secretary to MP Gobind Singh).

Flora Development was represented by their Project Manager, Mr Lee Tian Yew and a few of their external consultants.

The outcome of the meeting, in summary was :
  • The Deputy President of MPSJ confirmed that the proposed development was in the original master plan. He also read out the six valid objections submitted by the residents to MPSJ.
  • MPSJ is to obtain Ikram's study concerning the slope safety issue, soil investigation report from Jabatan Tanah and the reports on environmental impact assessment and traffic impact assessment. These studies and reports are expected to be out next month and will be handed over to MPSJ 'One Stop Centre' to decide whether to approve the proposed development or otherwise.
  • If the OSC give its approval, the residents can make an appeal to the Selangor Town and Country Planning Department.
  • M Lee of Flora Development will convey to their management the objections raised by the residents. He is unable to decide on the spot. When asked by Mr Tan Jo Hann, Mr Lee replied that Flora Development has not done any of the above mentioned studies.
  • In the meantime, we can continue to build our case with additional facts and evidences and submit it to MPSJ. The Director of Town Planning at MPSJ mentioned that we can view the files on the proposed development in his office.
  • Today's meeting was basically for MPSJ and Flora Development to hear the objections from the residents.
Best regards,
Chiam Tun Cheng
