RE: Termination of Security Services - Puteri 11
Security services have been provided for Puteri 11 neighbourhood on a goodwill basis for the past few years to enhance security in the neighbourhood during the initial handover period of vacant possession for Puteri 11 houses.
We wish to inform that the contract security services will be withdrawn effective 30th November 2010. We have informed your neighbourhood Residents Association Committee (RA) on the termination of security services via our letter to the RA dated 16th August 2010.

Therefore, kindly contact the Residents Association Committee members listed below for enquiries on the security arrangement for your neighbourhood.

I understand that the RA has been discussing about this handover of security services by IOI for sometime. Being one of the residents of Puteri 11, i am in favour of having our own security. I will pay the monthly fee and hope all the residents also support this move.
ReplyDeleteAccording to some friends in PJ the security charges normally around RM 50 to RM 70 per month. The problem is some of the bad residents don't want to pay and also give problems to the good residents. When the guards don't get their pay, they don't show up at guardhouse.
ReplyDeleteMaybe what we should do is to id those who do not pay by virtue of them not having a RA Sticker on the Electrical Meter window. Then we will know who are the selfish ones
ReplyDeleteThe setting up of a proper security service should be top priority as we can see so many contractors/workers coming in and out of Primrose. Is it just me or do you all notice that there are a lot of non-residents loitering around nowadays. Banners(water filer/ah longs/maids/lorries etc) being put up everywhere. It's becoming free for all.
ReplyDeleteYour RA had over the past one year made many complaints to IOI Customer Services Department with regards the need to upgrade the quality of security services provided by the guards. IOI did change the security guard companies after receiving our complaints but the quality of services have not improved. Nadia and Olivia houses have few renovation contractors remaining except for Primrose which are very busy now. Residents are encouraged to report to IOI and Bandar Puteri police station if they notice any suspicious, illegal or criminal activities happening in the area.
ReplyDeleteMeanwhile your RA is preparing for the process of taking over the security services from IOI effective from 1 December 2010. The residents will be duly informed and asked to participate on this important security issue. The cooperation and support of all our residents is essential.

I am not going to pay for the security fees. I am not stingy nor selfish. I just don't believe in security guards.
ReplyDelete1. Even with security guards, robberies/thefts will still happen. Look at Puteri 12 house-breakins still happen with all the CCTV/access cards security. Puteri 11 will be worse.
2. I get better security by being closer with my neighbours, watch-out for each other and alert each other of any suspicious persons/cars around.
3. I have installed extra alarms/security grills around my house and I am secured already.
4. The security guards are of low quality. Most likely they will open the gate to anybody who raises his hand.
5. It is illegal. We are not gated-guarded so you cannot force people to pay for security guards. If you really want seucity guards, go move to a condo / gated-guarded housing.
6. Most likely less than 50% of houses will pay the monthly fees. Why should I subsidise for other people?
7. IOI is still building new houses around Puteri 11 and lorries/contractors are going to move in/out freely. Security guards cannot stop any strangers from coming to Puteri 11.
8. RM50 per month may be small amount to you guys but it is alot to me. When I bought this house the developer told me this is not a GATED-GUARDED housing and I do not need to pay any monthly fees.
So stop calling me stingy/selfish. You guys are the selfish ones for forcing me to pay for a service that I don't want. Leave me alone.

maybe for those who pay they will have a security sticker on the car windscreen and in front of the house.
For those who pays for the security .. u really need not ' keh poh ' help to 'jaga' those selfish residents or neighbors who has full security system fixed at their home .. They dont need guard ... THEY DONT NEED YOU !!
Rather i said .. they need security guard .. but verbally tells us he is waiting for someone else to pay for them, and the intention they get close to you is expect neighbor watch their house.. again .. for FREE ..

ReplyDeleteThe situation in our country today is such that we can't live without security guards, very sad it has become like this in our own residences. Even with security guards there is no guarantee its crime free. So you can then imagine what will happen if there is no security guards. This topic has been debated over and over again by residents, police, local councils everwhere in this country. The verdict is clear. We have to take care of our security as there is just too much crime and the police is unable.

A big majority of houses in Puteri 11 are owner occupied and there are many families with young children here. I am certain that the security issue is their number 1 concern.

ReplyDeleteWell,first of all. Within our BP 11, the main issue to concern is the parking area from Bayu Aprt. If without the security guard, they will park right up till Primose/Olivia area cos it free and our entrance will be kelam-kabut, and i believe may ppls will compliant than :) What should we/RA do???? If we have a security guard, at least this issue will be solved right away...
ReplyDeleteAlthough, some ppl don't trust the security guard, me neither... but at least it's the first safety/barrier to our BP 11 community ..no one is perfect!!! depends how it should be. Dont depends other to pay, at least you have done your responsibility for yourself, family and BP 11 community. You do have a choice!!!
If we have good security/low crime rate, the value of our houses can go up higher price. If no security/high crime rate, then people not interested to live there.

I see all the houses in Bandar Puteri got security guards. If only Puteri 11 got no guards, all the robbers, burglars, gangsters, kidnappers will target us. We will not sleep peacefully. If our houses got no people day time, they will also break in easily. How to stay here like that.
ReplyDeleteI suggest that we all start talking to our neighbours and friends in Puteri 11 that we have no option but to engage security guards. RM 50 a month is what most of the other RAs are collecting...some even sligthly more. But if we get high percentage residents paying, the RM 50 can be reduced.
ReplyDeleteOne more thing i would like to highlight is that without security guard, there will be more outside people parking at the road side..enjoying the scenery...and maybe polluted the place as i saw many cases that those ppl will bring their snack, drinks and left without care...

Actually, those ppls here dont see the real issue in our BP11 community situation. Agreed to August 21, 2010 11:35 PM and August 22, 2010 4:59 PM. Thought RM50 permonth is a lot...you all go to makan with family >RM50 already...what said you!!! I am seeking all your co-operation to make our community more safety and harmony living. Forget those ppls who are batu kepala or keras kelapa...what so ever....they dont have to right to make comments or complaints cos they are chosen to be :) I'll let my neighbours know and get more support from there....

ReplyDelete1 ) Remove the guard house .. spend more frequent trips go round petrolling the house in a day, instead wasted 2 guards just open and close the gate ( including they have to service those who dont pay, why must we care for those who dont pay ? )
2 ) make special notification sticker to the individual house for those who paid the security ( eg : Security Check ), the guards only petrol and focus those houses and record their petrol frequencies )
3 ) We also have the special benefits of giving our individual contact number to the security guard if there is any break in to ONLY THE HOUSES WHO PAY... that one of their duty is to inform the house owner once break in happen to our individual unit.
4 ) this is allow those guards ( focusing on giving their services ) ONLY to those houses who hire them .
5 ) this will make those who not willing to pay felt TOTALLY LEFT OUT and mentality they will feel very insecure even no matter how many pad locks and CCTV they have.
6 ) if you see your neighbor don have security sticker, either you spend some time advice them to have it ... else you have become their FREE security guard!
6 ) Though security guard is not 100% guarantee .. but having them does help ... just make those who NOT willing to pay ... totally insecure and left out, that if they dont pay, they will feel the very left out !

ReplyDeleteYour RA is planning to hold weekend meetings with residents of Puteri 11 from the month of September 2010 onwards to brief on the security services and related issues. It is most likely to be held on every Sunday 5:00 pm to 7:00 pm. Representatives will be appointed for every roads in Puteri 11 to help in the collections of fees. Residents will be duly informed.

How much is that?
The RA have not finalised a figure, but my personal view is that it should be about RM 50 per month for a start. If we get very high percentage residents pay up, then it will be lesser amount than this. The residents will be duly informed at the weekend meetings/discussions to be held from next month on every Sunday at 5:00 pm. Please help to inform your neighbours and friends in Puteri 11 about the meetings.

ReplyDeleteThe RA belongs to the residents who signed up as members. Decisions made by the RA Committee reflects the wishes of its members collectively. At times it is difficult to satisfy each and every member's request. The RA will act on the requests of the majority members. Or else nothing will be achieved. Members are encouraged to join the RA Committee or Sub-Committees and lend a helping hand.

ReplyDeleteLike what the rest of the RAs are doing, our RA will also be putting security tags on the gates to identify the houses that are contributing to the security and safety in our Puteri 11. All residents can then see which are the houses and occupants not paying.

ReplyDeleteIt's not fair to put such heavy/dangerous responsible on our neighbors. After all, even if my neighbors would call if there is a crime happening at my house, I might not be able to come back on time also. I don't believe I can rely on policemen, and I don't think it is right to ask neighbors to help fight the criminals, it's too dangerous.
So, get our own security guard.
Just 1 comment. The guard house need to really do their job and more patrols. I don't mind to pay even more to hire a REALLY professional security company.
RM50, a lot of not, is indeed a commitment to anybody, so please don't say anything irresponsible. Besides, the fact is, for all of us who can afford to stay at BP11... can't afford a RM50/month? It doesn't make sense. Well, really? cut the Astro or the streamyx then. I am sure me and my family's safety is more important than those entertainments.
And adults.... say something with your brains, be responsible.
I do not believe there is anyone in Puteri 11 who does not want our area to be guarded. It is just a convenient excuse for someone not wanting to pay for his fair share of the security fee. Plain and simple. Sorry that we have to live with such inconsiderate neighbour.

I agree with Din. I don't mind paying slightly more if we get good security guards. The current ones are letting just about anyone to enter Puteri 11. For example, sometimes my friends come to fetch me to yamcha middle of the night during weekends, all it takes for them to enter is just a wave and the barrier will be lifted for them. If that's the case, I would feel that it's really a waste of RM50.

PUTRAJAYA: New guidelines for gated communities and guarded neighbourhoods will be implemented with immediate effect, Deputy Prime Minister Tan Sri Muhyiddin Yassin said Thursday.
These include a specific height for fences and a permanent guardhouse with security personnel manning the area around the clock for gated communities, while guarded neighbourhoods must ensure that boom gates and guard posts are temporary structures which can be removed if found unsuitable by the local authorities.
However, existing gated communities and guarded neighbourhoods have been exempted from having to follow the guidelines.
"Local authorities will approve the gated community concept by developers or guarded neighbourhoods proposed by residents' associations only if all points stated in the guidelines are met," Muhyiddin told reporters here after chairing the National Council for Local Government meeting.
He added that the guidelines, approved and endorsed by council, were aimed at streamline these facilities.
"The guidelines, however, do not touch on the issue of pricing as this is for the concerned parties to negotiate and decide," he said.
Muhyiddin said it was also important that approval be given by a higher percentage of residents before a guarded neighbourhood could be implemented.
He added that a by-law would later be formulated to allow local authorities to take action against those failing to abide by the guidelines.
In a gated community, all roads and facilities in the gated areas are privately-owned, whereas in guarded neighbourhoods, residents engage security services but the roads and facilities within the area are public infrastructure.
Gated communities and guarded neighbourhoods have sprung up in recent years, especially in urban areas, as a initiative by residents to protect themselves.
However, criticism has been levelled at the security firms employed as they often limit access to the areas.

I notice that rubbish collection is still irregular. Actually how many times do they collect rubbish from our houses a week?
ReplyDeleteAs for security I am for it to support RA in engaging security guards. It's a matter of economics actually. With the impression of gated community and security it helps our property value to go up. Also its a deterrent to would be thieves intent on mischief.
I am awared that there are some inconsiderate resident throwing packet of their garbage around the compound or at the road side. I supposed that they do have a garbage bin outside their premises. So neighbours, please be considerate enough to help out maintaining a more hygenic living area, for everyone and mostly YOURSELF too.

ReplyDeleteIn my opinion, the guardhouse is still needed. Just adopt entry by proximity card (But we have to deliberate on the issue for those who are not paying.They might need to prove their identity to have the gate opened.
Sorry, I am used to entry by proximity card way in my condo before upgrading to Puteri 11. The sence of security is much stronger.
Totally agreed the point that whoever can afford a terrace in Puteri 11 can definitely afford the RM50 or ++ security charges per month. Or else, I think they should re-assess their financial status. Bro/sis, we are living in a community, not in an isolated jungle or island.
Well, I think we must hire and pay for our very own security, but the system must be set.. like some sort of intercom or phone calling if anyone who visiting while they been stopped at the guardhouse. The proximity card system is good but the access must be wide enough for vehicles to move in, and the guard house must be at the middle of the road. i think the guard house was initially to be built at the middle of the road but was demolished due to it is not approved but the majlis.
ReplyDeleteRA11 and RA12 should work closely or try to have our very own gated community, i think lots of taman in bandar puteri is not gated but it was built by themselves like puteri 8 and 10 and etc.. but of course there are still have the the construction in puteri 11, that's quite headache for us.
Shame of those people saying that they are not paying for the guards, never mind, they will suffer one day... hope i won't have this kind of neighbour stay besides me..

For the selfish and talk crab people really hope your house kena robbed in a soonest manner. Especially the lady mentioned 'Leave me alone'. Would really appreciate the neighbour just maintain 'tidak apa' attitude and see how good her lock and alarm system are. ReplyDeleteHi! Everyone in Puteri 11. Some discoveries which you might want to be aware of. The road sweepers do sweep the road. But they sweep into the drain hole that is linked to the main drain. Now the problem is if you do not check that drain pipe (most likely clogged with rubbish) you might land up having a mini flood in front of your house in the event of heavy downpour. Good to clear that drain ourselves once in a while.
ReplyDeleteMPSJ collect garbage from our house three days a week i.e. on Tuesday, Thursday and Saturday. If this is not good enough we can request them to make additional trips.

Reason being I throw rubbish everyday and it seems that they do it only once a week cos everytime I open my rubbish bin door I still see my rubbish piling up. Anyone monitoring their regularity?
