RE: Puteri Hill

We refer to your letters dated on 3 rd January 2012, io" January 2012 and 16th January 2012 via email to us and we noted your concerns pertaining to the above matter.

We would like to inform that it is our policy to ensure all developments are in accordance with sound planning and design principles. Although the above site was approved for 422 condominium units, we are proposing only 240 units out of which 120 units are townhouse units and 120 condominiums.

Besides the density of the project had been reduced significantly, the access from Persiaran Puteri has been comprehensively studied. We have been advised by our consultants as well as IKRAM that based on site conditions, the access from Jalan Puteri 11/1 is more suitable and based on the traffic impact study, Jalan Puteri 11/1 has the capacity to accommodate traffic generated from the above development.

Therefore, we are unable to accede to your request to move the entrance and exit of the Puteri Hill project to the main road heading to Puchong Hartamas. We hope that the above clarifies matters and should you require further assistance, please do not hesitate to contact undersigned or Ms. Lee Kim as at 03- 8064 8833 of Customer Relations Unit.

  1. Without having the entrance and exit move to another end, could IOI guarantee that their podium carpark could absord all possible excess of cars? Further, with the entrance build opposite Bayu Puteri, a big number of carparks would be taken up. How IOI could ensure these carparks would be replaced and guarantee the road leading to Puteri 11 would free of cars lining up both the road sides?
