Proposed highrise showmodel at IOI Galleria

IOI has updated the showmodel masterplan at IOI Galleria to show the proposed high-rise condo.

According to source, the condo unit price is around RM 400,000 at 1,400 sqft. (unconfirmed).

Notice the multi-level parking behind the condo, near to the hillslope. There is also a clubhouse and another 3 blocks of low-rise condo (partially hidden by Bayu Puteri Condo in the first picture).

  1. seems IOI is very much going ahead with the condo projects. what is our consumer right...meaning IOI mislead us. we bought houses in puteri 11 and later IOI change its master plan. sure our house will endure cracks at our house !!! what consumer right we have ? anyone familiar with this consumer law and ?

  2. I really don't understand how the three blocks of buildings (with multi-storey car park) are able to fit into that small areas.

    I have been consistently sending complaint to MPSJ with regards to issues around Puteri 11. One of the issue which bother everyone is with illegal parking along Jalan 11/1. It is getting serious nowadays.

    Today I received a letter from MPSJ saying that Jalan 11/1 is still under IOI and has not been put under the control of MPSJ. They (MPSJ) visited the site and had sent an official letter to Floral Development for action (I will follow-up again).

    I urge all residents continue to send in complaints/suggestions so that the relevant authority can pay more attention to the issues we're facing. You can do it online with only few simple clicks, less than 5 minutes. Do it once every 2 weeks.

  3. by law, before a showmaster plan is put up for display to public, is it necessary to get prior approval from MPSJ ?

    Jalan Puteri 11/1 is still under IOI (as claimed by MPSJ)....meaning MPSJ shall not collect Quit Rent from residents ??

  4. I think IOI got the approval from MPSJ before they publish the Bandar Puteri master plan to the public.

    Is just that the high-rise (and high density) development next to Puteri 11 wasn't communicate to buyers. During the launch of Nadia, the development shown in the original model was low density, low rise building ... now they heard that we are protesting the project, they change the model to the 3 high rise condo as shown in the pic. I suppose the owner of this site has a copy of photo showing the orignal model.

    Information provided by developers can be misleading, there should be a party to protect our rights as buyer.

  6. seems IOI is really challenging its customers (puteri 11 and bayu residents) patience...

    with the low rise condo, residents already protesting....what more this high rise condo !! this implies that IOI take our protests seriously....

  10. Like I mentioned earlier, there are going to be a lot of land clearing to make more space and the buildings will be very close to Puteri 11's slope. Check out the simulation below

  11. guys, i'm a resident from bayu puteri and i agree with what you guys said..how can IOI build 3 low rise and 3 high rise nearby this small and packed area? they should instead build near the water tank empty land instead as there is sufficient space there!

    also to those who are complaining about the illegal parking, please don't call mpsj or anyone, there are insufficient parking bays in bayu puteri apartment and as you know most people have more than 2 cars in each household so u do the math..especially those who are subletting their rooms, its very normal...

  12. insufficient parking, that's more reason we should call mpsj mah. So that they can find a solution for this ... the more pressure we give them, the more reason they shouldn't build the high density building there, instead to make that land as parking for bayu puteri residents

  13. to bayu puteri residents, please complaint to MPSJ that you guys have no sufficient car parks...complain more and suggest to convert the empty lot in front of bayu puteri into car parks.

  14. to bayu puteri residents, we both shared the same issues ... the traffic indeed affecting all of us.

    MPSJ acknowledged that it is due to insufficient parking therefore they know that issuing saman is not effective. By complaining to MPSJ, we help to stop further development around that area and hopefully IOI cares about their buyers feeling.

    I believe that IOI has a solution. If such a simple traffic issue cannot be resolved by them, I doubt they have the capability to manage a big township.

  15. Dear All. As I had suggested to our Honourable Secretary of our RA, we should be writing to MPSJ to find out what is happening to our case of Protest. Even if a verbal assurance had been given that IOI had not been given approval and that they are still waiting for IOI’s response to our last meeting, it would be worth our while to have it in black and white. With this information we can proceed to find out whether actual go-ahead had been given; and to prepare ourselves for the next step in the event that IOI plans to go ahead. My lawyer friend had persistently insist that we should not remain quiet but constantly write in to show our concern.

  16. Actually left of the high-rise block is more buildings marked as "Smart school". We should find out more about it too.

    Maybe IOI will give all Puteri 11 residents lifetime free membership to the new clubhouse.

  17. i beleive most of puteri 11 & bayu puteri condo residents againts the high-rise condo, but we need to show our unhappiness to IOI & MPSJ. Keep silent will not stop IOI & MPSJ moving forward (construction).

    What IOI cares is only $$$. look at puchong jaya, they never care about sufficiency of car parks, they can even get MPSJ's approval to construct luxury houses at the hill-edge (near harcoff primary school there) when govt already banned the hill slope/top constructions due to landslides & casulties....

  18. Sorry to say that I think our Puteri 11 committee is working not hard enough. This is due to the last meeting organized last year 2009 and after that we have not heard any news from the committee.

    I'm really disappointed with the committee.

    I would suggest that our committee please post some of the sample of "complain letter" for us as reference and we can edit our own version and email it to the MPSJ.

  21. Heard of a Chinese proverb? 'Big stone crashes crabs to death'? This is the situation now. Frankly, I'm also saddened with our new PRK state government. All of them the same. Say one thing do another.

    I think it is time all of us to stop procrastinating.

    RA, any way to bring this up to court? (Since many mentioned that we are misleaded or 'conned') Can all residence of Puteri 11 support it financially? This show the unity of Puteri 11. If we want to fight this case, we fight together.

    In the master plan on the IOI website, it says apartments, 3 different areas near Primrose, Olivia and Nadia
    I am surprised! This is near the empty land facing the hillslopes of the Forest Reserve
    Anyone knows about this, I think our entire housing area is going to be surrounded with apartments, and if this happens, the area will be congested with cars everywhere

  24. Hmm, the masterplan had always shown apartments around the terrace houses in Puteri 11 (even before IOI was selling houses in Puteri 11).

    Shouldn't be a surprise unless one buys a house without seeing the masterplan...

  25. Yes, it is correct the apartment/condo had always been there in the master plan. But that doesn't mean that we have to accept the development if the plan is different from the original plan. If it doesn't match on what had been communicated to the buyer, I feel that we have the rights to question.

    There are many things I don't satisfy with the country but I'm still doing my part to make Malaysia a better place. The only defeat in life is when we stop trying.

    I bought this house for own stay, not for investment, I'm more concern about the safety of the hillslope ...

  26. Yes, I have to say you are right, which buyer did not see the master plan when they bought it.
    What I meant in my statement was, when I said I am surprised, is that no noise has been made about the 3 apartments along Puteri 11/1 on top of Nadia, Primrose, Olivia.
    Do you know how small that area is. Where is the parking of the cars going to be
    A lot of people are making noise on the development of the apartments near bayu puteri, and I respect that, but no one is saying anything about the other apartments
    Do you know, we will have security nightmares, how are we going to implement a security guard system like Puteri 12 when thousands of more people will be moving in after buying the apartments along Puteri 11
    This is even worst than the apartments near Bayu Puteri, at least those apartments are at the bottom of the hill, easier to control security, only problem is parking along the roads will have a problem for us getting to our homes, but the apartments on top of the hill near Olivia, Nadia adn Primrose sounds like a bigger problem
    The RA needs to look at both problems, if we are just going to complaint to MPSJ on the apartments at the bottom of the hill only, than I am not for it.

    Yes, I agree with you too. The apartments near hill up there looks scary, the next day one wake up probably don't see the sky already.

    Most buyers were told that IOI will not build the apartment up the hill because of insufficient land space. This was communicated to buyers, especially when they launch the Primrose. But again, they will say it is in the master plan.

    Yes. i am primrose owner. I was told the same by IOI sales during deciding moment (buy primrose or not) that IOI will not build the apartment near up the hill....

    when i complain IOI, their Putrajaya office called me to find out who was their staff who commnunicate this to me...of course i unable to provide his & her names as i did not suspect anything and never record it anywhere.

    I think it is not difficult to find out who because I got the sales person business card from the Primrose showhouse. Many people would have that I suppose. Even the sales person at IOI sales office said the same thing to me.

  30. Newton law say if there is action, then there is reaction. To stop the highrise building at Puteri 11, must start with a concrete action. A lot of residents like us, would like to contribute. What is the best way to give pressure to IOI and MPSJ? Can we organize a rally or even highlight in TV so that things get changed. Otherwise, we just lamenting here. We need a concrete plan and execution of plan. The RA is doing their part; for all of us concerning here, how much we can contribute? I myself is not contributing much, but I want to, but then how beside writting complaint letter to MPSJ?

  32. One of the agenda for Puteri 11 RA is to tighten the security around Nadia, Olivia and Primrose. The RA even proposed to collect the security guard service fee from the residents to improve the security guard service at Puteri 11. Each car will be provided with sticker so that the guard situated at the guard house can differentiate the resident and stranger easily.

    This objective is now very difficult to achieve if the apartments and semi-d are also designed as gated and guarded with their own security guard service.

    By that time, who has the right to monitor the Puteri 11 security guard to make sure they delivered their service? Puteri 11 RA ? IOI ? Semi-d residential committee? or the Apartment Residential committee?

  33. I agree on the Newton law concept. Till now still no black and white news from MPSJ and IOI since the previous meeting with them. Worry they r doing something behind us. I think it is a good idea to organize a rally or even highlight in TV/media to show our disagreement now rather than too late. Everybody in Puteri 11 should joined in with the RA focus on this issue first to get firm confirmation from MPSJ and IOI.

  34. Got to know from the sales people today that IOI planning to launch the condo by end of this year.

    Propose that the team that went for the meeting w MPSJ to setup a meeting w MPSJ again (formal) not one to one to get update on the previous meeting. This will give pressure to MPSJ to update us and not put under their drawer...
