IOI Shuttle Bus (IOI Privilege Card) - Revised Schedule

Delayed AGM 2012

Dear residents,

I would like to apologies to all of you of having to delay our AGM this year is because 23rd January, 2012 happened to be our Chinese New Year and I believe most of you cannot attend before or after the New Year as most of you were still away from base.

Month of February is full of important issues for RA to attend to likewise the protest of the Puteri Hills project, where I have to do lots of preparation before the meeting with IOI at MPSJ on the 17th February, 2012.

The barrier gate in which we have been doing the check and test for a period of time to ensure a smooth commissioning of it before we hand over the task to the our Successor, if we are not elected for the task this year and it’s fair to the new RA.

Not only, we have to attend to the ordering of the Smart tags and TnGo cards too.

Awning is supposed to complete by mid-February, but happened the "Sifu" who is in charge of the installation was ill, and job was delayed due to this reason.

Henceforth, I have to follow up all our complaints to MPSJ on garbage, fused lamps and also our application for humps, junction mirror, and basketball court too.

It has never been the intention of the RA to delay AGM but we have no choice with all the above mentioned reasons, we therefore are forced to do so.

I should have notified you all earlier, but I was too busy with all the above tasks, I tend to forget to inform you in writing.

In order not to breach the constitution, which we already have, I was then told by ROS that RA needed your consent for this postponement by signing up the consensus list, which I am going to circulate around.

You will be given 14 days of notice together with the audited accounts before the AGM take place, for your perusal.

May I take this opportunity to request those who are interested to enlist themselves for any post in the RA, please do so? We shall be most glad if there will be new candidate for this election.

Site Visit For Alternative Location For Comm-tower - 28 Feb 2012

In pursuant for a new site for the installation of the comm-tower, Yong and I participated for site visiting with YB Teresa, Dato’ Tan (IOI), Esmond Khor (Snr Project Manager, IOI), Datuk Ghani (Airspace), En. Officer from maxis, Digi, Celcom and En. Azmi (MPSJ) at 11.00 AM today.

Various sites were visited but thus far still no finding of the best location neither in Puteri 12 nor in Puteri 11.

Numerous suggestions were made as follows:
  1. At the hilltop behind P12 bungalows
  2. At the empty piece of land situated behind P12 guardhouse at the access road
  3. At the hilltop facing Puteri 11 (where IJM’s project is)
  4. In front of the water tank between Puteri 11 and Puteri 12
Elaboration:
  1. The hilltop behind P12 Bungalows
    Asiaspace said it is not the best location as residents of the bungalows and of Puteri 11 will not receive well the signal besides it is too steep for work to carry out.
    Datuk Ghani has instructed his team to necessitate a thorough check, study and to prepare him a report before affirming the use of this site.
  2. At the empty land situated behind P12 guardhouse (where Digi tower situated before)
    IOI refused neither to provide land nor is to rent it to Asiaspace because their future project on this piece of land for bungalows although both YB Teresa and Datuk Ghani have instigated their requested to Dato' David Tan.
  3. At the hilltop facing Puteri 11 (IJM’s property)
    There is no right scale of land for the tower because IJM is building a clubhouse on scale at large.
  4. Next to the water tank situated at the access road between P12 and P11
    P11 Chairman raised the point that this might affect residents of Jalan Puteri 11/13.
    This location might not be suitable as Asiaspace fears that residents of P12 (facing towards P9) will not be able to receive good and active signal.
In view of all the difficulties in getting a proper location which affects nobody, YB Teresa then suggested to Datuk Ghani if it is possible to plant the tower in the rainforest.

Datuk Ghani said they can look into this possibility but YB will have to obtain the grant for them.

Hence instantly YB Teresa instructed En. Azmi (Perancang Bandar MPSJ) to prepare the necessary documents and to submit the application immediately.

Prior to this, she requested Datuk Ghani to postpone the court hearing to allow her the sufficient time to proceed with the application procedures.

Datuk Ghani agreed to YB’s request but they will eventually continue with the legal proceeding if Local Authority rejected the application.

We must thank YB Teresa for her great interest and contribution to provide an optimum quality of life to the people of Puteri 12 and 11 respectively.

Owing to this, she burdened herself with a big and important task to obtain approval from the Local Government to have the Tower built in the Air Itam Rainforest and will do her utmost best in achieving it.

Even if she fails to obtain the approval, we all shall be appreciative because at least she tried.

We also have to thank Datuk Ghani for rendering a great amount of consideration for all of us and to further delay his project.

Let’s us all be more optimistic and hope for the best ever for everyone who lives around here.

Meeting At Mpsj Regarding The Removed Comm-tower In Puteri 12

Dear Residents,

This meeting was chaired by both YB Teresa Kok and Mr. Tan Jo Hann, our Councilor.

Those who attended were Y.Bhg Datuk Abdul Ghani Abdullah and his entire technical team of Asiaspace, Puteri 12 RA committee members and their residents, Puteri 8 Chairman Datuk Samson, Puteri 9 Chairman Mr. Peter Lim, En. Azmi of MPSJ Perancang Bandar, Pengarah of Jabatan Undang-Undang MPSJ and five of us from Puteri 11 (Alice, Yong, Pua, Ms. Lum and Mr. Quek).

Encik Azmi initiated the meeting explaining the rules and regulations of the legalized Comm-Tower and the applications procedures complied by Asiaspace. He emphasized that they first received a complaint of the 1st structure build by Maxis from Puteri 12 residents in July 2011, and nonetheless the site was visited. Upon inspection they concluded that this Maxis comm-tower was illegally built and was not of the right specification. They then ordered to have it removed.

The new structure submitted by Asiaspace on the same spot has been approved on the same time in Mid-July.

When Puteri 12 residents’ complaint of this new construction carried out by Asiaspace, immediately MPSJ officer verified that this new structure is legal and safe as it is build more than 20 ft. away from their houses.

Today, Datuk Ghani emphasized his concern on the health safety of the people and was aware of the radiation negative impact on the residents and the build of this tower does comply with rules and regulations gazette for.

He said the radiation from the Microwave is in fact more hazardous to our health in comparing to the radiation of the comm-tower. This was agreed by our member Yong who is specializing in the same field and also our YB Teresa who elaborated the technology in Korea, which is far more advance than ours, where this Korean should suffer more with radiation, hence none has ever protested against it.

YB Teresa proposed to Asiaspace to look for an alternative or new location suitable for them to put up the tower, or to ask IOI to provide a place for it,

However, what was proposed by YB has been carried out by Asiaspace but their request was rejected by IOI. (letter of rejection was presented to YB).

Unfortunately, there is no achievement of a positive conclusion or compromises in this meeting with Puteri 12 RA/ residents as they were emotional and fearful of the impact from the radiation, which is right in some way. Moreover their Chairman only concentrates in his legal suits.

YB promised that she will personally liaise with IOI for a provision of land for this comm-tower because she fully understands our sufferings and losses for not having any signal or line for communication.

She highlighted to everyone that it is a must to have the Comm-Tower for communication fluency.

In view of this YB Teresa and Mr. Tan proposed to Asiaspace to look for an alternative suitable location again not only in Puteri 12 but also could consider Puteri 11 or any other Taman.

Owing to such circumstances and hoping to obtain our right to enjoy the line, we agreed with them for site visiting in Puteri 11 hoping to be able to locate the appropriate spot for this tower.

Yong and I (representing Puteri 11) will participate in the site visiting and to discuss the locality with Asiaspace, MPSJ, Mr. Tan and YB Teresa when found. Mr. Lim (P12 resident) and Mr. Ho (P12 Secretary) are representing Puteri 12 for this task.

Here may I stress that there is no such thing called perfection, but we could just do our best hoping to reduce more losses and to reach a minimal sufferings of every one of us, which we are facing every day.

Let’s keep our finger crossed for a good and sounding solution for both Puteri 11 and Puteri 12.

BANDAR Puteri Puchong residents are concerned about a proposed townhouse and condominium project in Jalan Puteri 11 which they say will cause traffic congestion.

About 40 Bandar Puteri 11 and Bayu Puteri Apartments residents and representatives from developer IOI Properties attended a public hearing at the Subang Jaya Municipal Council (MPSJ) headquarters recently.

Councillor Tan Jo Hann chaired the meeting that was also attended by Puchong MP Gobind Singh Deo.

More projects : Bandar Puteri 11 residents are worried that another development would bring congestion into the area and affect the stability of the slope.

The main issues raised by residents were traffic congestion along Jalan Puteri 11/1, the stability of the slope on which the townhouses would be built and if the new project would block the view of the existing apartments and houses.

Bandar Puteri 11 Residents Association chairman Alice Choo said when they bought their houses four years ago from the same developer, they were told that there would be no other development in the area and their view would not be blocked by other buildings.

Bayu Puteri Residents Association chairman Victor Chan said Jalan Puteri 11/1 was already congested and having a high-rise development would worsen the situation.

“With the entrance of Puteri Hills also on the same road, there would be three guard houses in the same area,” he said.

Choo also questioned the stability of the land because there were parts of Bandar Puteri 11 that had shown signs of sinking.

A representative from the developer, who declined to be named, said the original plan for a 422-unit condominium block had been scaled down to 240.

“We have reduced the number of units after taking in the comments from residents. We also have reports from Ikram (Public Works Institute of Malaysia) on the soil condition in the area,” he said.

While he reassured the residents that a traffic impact study had been done for the development, residents were not satisfied with the explanation given by the consultant.

Residents proposed that the entrance to the project be moved to another location to minimise congestion in Jalan Puteri 11/1 and for the clubhouse within the new project to be opened to all residents in the area.

“We all bought our property from the same developer and we should be allowed to use the facilities as well,” said Choo.

Tan suggested that the developer look into alternative plans based on residents’ comments and arrange for another meeting so that all the required information can be presented to the residents.

Gobind requested the developer to prepare all the necessary illustrations, documents and drawings to be presented to residents in one month’s time.

“What residents want is just an assurance that their view would not be blocked because it was sold to them as such.

“We also want to have a look at the Ikram report that have been done regarding the soil condition of the site. The residents are concerned about the safety of their property because it is on a slope,” he said.

Gobind also asked the developer to come up with suggestions for an alternative entry and exit to the development as requested by the residents.

Meeting At MPSJ On 27 Feb 2012, 3pm To Discuss About The Removed Comm-tower In Puteri 12

Dear resident,

I have just received an invitation from MPSJ to attend the captioned meeting on next Monday, 3.00pm with YB Gobind, YB Teresa, Telco officers, MPSJ, Puteri 12 and probably Puteri 9 RA and residents for an open dialogue pertaining to the problems we are facing since the Comm-tower was removed.

Since most of you have been sufferings due to the poor and no signal most of the time, I think this is the best opportunity to have your voice heard rather than complaining to MCMC or MAXIS or DIGI or to me at times.

Please come along to gain and to regain the line, the signal and the proper frequency we supposed to have.

It might not necessary be installed in Puteri 12 but we had to have the tower back.

27th Feb (Monday) is the day for the Authority to acknowledge your pain towards the problems of having the comm-tower removed and to achieve a positive solution for you and everybody around.

WE MUST BE UNITED AND TOGETHER WE FIGHT FOR THE RIGHT!
