Bayan Hill Homes, Puchong Jaya, slope to be reinforced

“It will cost RM1.2mil. Soil nailing will be carried out to reinforce the slope, among others,” IOI Properties general manager Lee Thian Yew said.

About eight years ago, their houses also cracked when the developer blasted the hill for development.

IOI Properties should also monitor hill slopes at Puteri 11 to prevent a repeat of the same slope failure. The proposed condominium at Puteri 11 should be shelved.

Rakan Cop for Puchong

IOI Properties Bhd together with Rakan Cop launched a Rakan Cop programme for Puchong district. The programme aimed at enhancing co-operation between the police and the to fight crime. The ultimate aim is to create a safe township and friendly neighbourhood for the community. IOI is the first corporation in Malaysia initiating the Rakan Cop programme.

Install speed bumps at Puteri 11

Checked with IOI all roads in Puteri 11 except Primrose has been handed over to MPSJ. If we plan to build the speed bump we need to give the specs and location for approval. Or else will get a notice to remove like Puteri 12 RA has got for Jln 12/10.

Pricing can range from RM600 to RM1500 per speed bump. Let's do some survey and get actual price quotes from vendor and compare.

Regarding the residents not paying is something the RA has to decide based on the contribution and funds we have at our disposal. Development of Puteri 11 cannot stop just because a few residents want everything free.

Lets focus on stage 1, the winding road that connects Puteri 12 to 11, right down to Bayu Apt and the straight road that connects Nadia 2 (houses facing Puchong) to the Bayu Apt. I think this would be a quick win.

We can focus on individual roads that connects the houses later on.

If need mpsj agreement, why mpsj is not bearing the cost, but the resident? we pay cukai pintu every year and mpsj has the responsibility to maintain common areas and ensure road safety. sounds not rational for community to pay, isn't it??!!

Go Green with IOI

As you drive up Jalan Puteri 11, you will see the new IOI banner: Go Green with IOI.

IOI is organizing an event this weekend to promote Recycling and Greening. Puteri 11 residents are encouraged to join and to "gotong-royong" and get free goodies from IOI and also meet IOI team.

More Current Updates

Dear Residents of Puteri 11,

Just to add to what have been said, currently there is no legally established RA in Puteri 11. For a RA to be recognised and function, it must be formally approved and registered with the ROS, it must have a management committee and memberships from its residents, all of which are non existence at this moment.

A number of the members from the Action Committee against the proposed IOI condominium development had in July 2009, submitted an application to the ROS to establish a RA in Puteri 11. We are still awaiting the ROS's approval on our application which we hope to get it soon.

Once our application is approved by the ROS, we can then approach all Puteri 11 residents to sign up as members of the RA and call for a meeting to elect a Management Committee to oversee the running of the RA.

On the proposed condominium development, we understand that IOI has yet to reply to a number of questions and conditions raised by MPSJ.

On the issue of security guards, they are engaged and managed by IOI.

Split unit residence at Olivia

Currently, I am doing a renovation and found there is a slab for the dimension approximately 900mm x 900mm at the wall between the dining and dry kitchen as per photo attached. We would like to hack this slab but pending confirmation from the developer but yet to get the response from them and was informed this was due to my house is the split unit but this is unfair to us as we do not know this problem at all in the first place also I spending so much money on interior design and build in cabinet imported from overseas. This problem had caused my renovation work put a stop for plaster ceiling and others

Just to share. The conclusion from the engineer is advise not to hack cause will affect my neighbour. This is very unfair for those residence who bought the split unit and got to suffer this problem if this wall to be hack.

I will write in to developer to pursue on this case.

IOI Landscape competition 2009

IOI Properties is now running a landscape competition for residents in Bandar Puteri Puchong, Bandar Puchong Jaya, Bandar Puteri Klang and IOI Resort Township. Winners can win attractive prices up to RM1,500. Closing date 6 Nov 2009.

Wouldn't it be great if the winner is a resident from Puteri 11? We would all be so proud. Go for it!!



Happy Deepavali to all Hindu residents

We wish all Puteri 11 Hindu residents a Happy Deepavali, "Festival of Lights".



During the many festivals, some residents do organize open house to celebrate with friends and families. Sometimes the hosts are very courteous and do invite the RA members to join in the celebration. The RA members do usually attend such open house as a way to forge closer ties and make friends with the residents.

The RA thanks the residents for the courtesy and kindness.

Not yet Resident Association, still Action Committee

We hope to clarify that the formal/legal Puteri 11 Resident Association is not approve by Registrar of Society (ROS) yet. Until then, the team is consider as Action Committee.

Once the RA is approved, we hope the Primrose residents will have moved in and we can have equal participation from all residents of Nadia, Olivia and Primrose in the RA. Also, we hope more capable persons can volunteer to join the RA.

The RA members and residents usually have meetups on Sundays at the park. But this is on adhoc basis when new information/updates are available. Currently the action items are still pending from various authorities. So there is no new update for now. We will inform for meetups when new information/update are available. Thank you.

Current Updates and Moving forward

In recent days this blog has received many comments and views on the performance (or lack of it) of RA and request for updates. We welcome and accept all such views.

The RA members are just residents like you and me who are concerned with Puteri 11 issues and have volunteered to join the RA to help resolve the issues so that Puteri 11 can be a better place for us all to live in. The RA never join for personal nor monetary gains.

  • Protest against proposed condominium development. The RA has submitted the protest letters to the MPSJ, Menteri Besar, IOI. MPSJ is now waiting for Environmental report from IOI. We have no update from any party.

  • Narrow access road. The Bayu Puteri owners parked at the roadside due to lack of parking within the condo compound. The frustration affects all of us including Bayu Puteri owners. A long term solution is not possible now until we know the outcome from the proposed condominium development.

  • Hill base secondary guard house. Creating a hill-base secondary guard house will not stop the owners from parking at the roadside as the Bayu Puteri owners are victim in this situation too. Also, it is illegal.

  • IOI to build Multi storey car park for Bayu Puteri. We believe that such car park will be expensive to build. IOI is not obligated to such building. Anyway, such request should come from Bayu Puteri owners, not Puteri 11.

  • Speed bumps. Speed bumps cost money, up to few hundred ringgit per bump. If the residents agree, RA will collect the money and install it. (Speed bumps at Puteri 12 are installed using funds collected from residents)

  • RA formation. The committee applied to the ROS for the formation of the RA. The ROS has not approved our application and until such time there is no RA yet in Puteri 11.

  • Monthly gotong-royong. The RA should organize monthly gotong-royong to clean the surroundings of Puteri 11. Hopefully more residents will come forward and participate.

  • Additional security guards. Currently the security guards are provided by IOI. We may emulate Puteri 12 where the RA hires an additional group of guards but this requires monthly fees from all residents. Also, primrose owners are yet to move in and this too do affect the fees involved.

  • Door-to-door visit. The RA did door-to-door visit once to collect signatures. As more residents move in, the RA will need more volunteers to cover more streets. Also, primrose owners will move in soon too.

  • Flyers and Leaflets. If residents feel that flyers and leaflets are important, the RA will collect fees from residents to print monthly flyers and leaflets.

  • Transparency and equality. Puteri 11 RA has always been very transparent and all info is available online at the blog. Resident comments are welcome except those vulgar and rude against other residents. The RA is for all residents and all residents are equally important to the RA.

  • Support for RA. We may have differing views/opinions but we are still one big Puteri 11 family. Not all will support the RA. The RA will strive harder to convince the non-supporters that it is worth to support the RA.

  • Moving forward, we welcome any resident to come forward to contribute or take-over the RA for the benefit of all in Puteri 11. The RA is open to all who share the common vision to make Puteri 11 a better place to live in.

    The author of this blog is not a RA committee member, just a normal resident like you. But the author do contributes in every way possible to support the RA in the believe that every resident is obligated to help the RA. Similarly many residents too do support the RA by providing updates, photos, visit to MPSJ, etc. The RA appreciates such support and are thankful to the residents.

    A better home is not just within your house compound but include the surroundings and the environments. It is a vicious cycle. Residents don't support RA because RA is not doing enough. RA is not doing enough because there is no support from the residents.

    I would like to end this with our Puteri 11 logo. The logo is simple but meaningful. It symbolizes the unity of all residents in making a beautiful flower out of Puteri 11.

    New DAP Puchong Service Centre dinner

    The new DAP Puchong Service Centre has opened yesterday at Jalan Kenari, Bandar Puchong Jaya and the Puteri 11 committee members had attended the Puchong MP Gobind Singh's dinner.

    The committee will continue to work closely with the local authorities and representatives to ensure the many issues currently affecting Puteri 11 are fairly and expeditely resolved.

    Jalan Puteri 11 Road Drainage Fix

    This morning IOI workers have begun working on the drain that runs across Jalan Puteri 11. According to the workers, the fix is to "smoothen" the drive as cars cross the drain.

    The road will become single lane during the maintenance. Please drive carefully.

    Happy Mid Autumn Festival

    Wishing all our Chinese neighbors a Happy Mid Autumn Festival.

    Burning bushes on the hill in between Puteri 11 and Puteri 12

    Just want to report to you "live" directly from my room.

    Approximately 1:20am 4th October, we heard cracking sounds and decided to check outside the window. We saw burning bushes on the hill in between Puteri 11 and Puteri 12. At that time we noticed some residents from Puteri 12 were trying to pour buckets of water to put off the fire but without success. The fire kept spreading.

    I quickly called 999 and asked for help. However, it took more than 20 minutes for bomba to arrive to help. And they successfully put off the fire less than 5 minutes.

    Thank God it is a night without wind, else the fire would spread even faster.

    We suspect the fire was caused by some Puteri 12 residents' carelessness. Was it caused by moon cake festival celebration? We should not take this incident lightly.

    It would take months for the grass to grow back.

    Renovation thrash Bin problem

    I would like to highlight to you a problem faced by me.

    Currently my house is in the midst of renovation and as you know we are required to place thrash bin in front of the house to dispose off unwanted stuff.

    However, I've noticed that many other house owners tend to use those thrash bin to for their convenience sake. I believe those culprits are the ones just moved in where they are disposing paper boxes of home appliances, lights, cutleries etc..

    Due to this, my thrash bin is being filled up quickly and I need to replace it with a new one more frequent as there are still renovation works going on. Each thrash bin cost me about RM150-200. Is understandable and acceptable if it is 1-2 items, but when it is 20-30 items then is being inconsiderate.

    I hope you can raise up the issue or post it on the blog.
